October Property sales were 138, down 0.7% from 139 in October of 2010 and 16.9% lower than the 166 sales last month. October 2011 sales were at their lowest level compared to October of 2010 and 2009. October YTD sales of 1,639 are running 8.0% ahead of last year’s year-to-date sales of 1,517.
The Median Sales Price in October was $101,000, down 11.4% from $114,000 in October of 2010 and up 6.3% from $95,000 last month. The Average Sales Price in October was $105,361, down 5.6% from $111,629 in October of 2010 and up 6.3% from $99,127 last month. October 2011 ASP was at the lowest level compared to October of 2010 and 2009.
Inventory & MSI
The Total Inventory of Properties available for sale as of October was 353, up 12.4% from 314 last month and down 49.9% from 704 in October of last year. October 2011 Inventory was at its lowest level compared with October of 2010 and 2009.
A comparatively lower MSI is more beneficial for sellers while a higher MSI is better for buyers. The October 2011 MSI of 2.6 months was at its lowest level compared with October of 2010 and 2009.
The average Days On Market (DOM) shows how many days the average Property is on the market before it sells. An upward trend in DOM tends to indicate a move towards more of a Buyer’s market, a downward trend a move towards more of a Seller’s market. The DOM for October was 51, down 15.0% from 60 days last month and down 8.9% from 56 days in October of last year. The October 2011 DOM was at a mid level compared with October of 2010 and 2009.
