November Property sales were 117, up 18.2% from 99 in November of 2010 and 0.8% lower than the 118 sales last month. November 2011 sales were at their highest level compared to November of 2010 and 2009. November YTD sales of 1,445 are running 8.3% ahead of last year’s year-to-date sales of 1,334.
The Median Sales Price in November was $78,000, down 21.9% from $99,900 in November of 2010 and down 2.1% from $79,700 last month. The Average Sales Price in November was $90,014, down 14.0% from $104,668 in November of 2010 and up 0.0% from $89,988 last month. November 2011 ASP was at the lowest level compared to November of 2010 and 2009.
Inventory & MSI
The Total Inventory of Properties available for sale as of November was 726, up 4.6% from 694 last month and down 18.4% from 890 in November of last year. November 2011 Inventory was at its lowest level compared with November of 2010 and 2009.
A comparatively lower MSI is more beneficial for sellers while a higher MSI is better for buyers. The November 2011 MSI of 6.2 months was at its lowest level compared with November of 2010 and 2009.
The average Days On Market (DOM) shows how many days the average Property is on the market before it sells. An upward trend in DOM tends to indicate a move towards more of a Buyer’s market, a downward trend a move towards more of a Seller’s market. The DOM for November was 93, up 24.0% from 75 days last month and up 9.4% from 85 days in November of last year. The November 2011 DOM was at a mid level compared with November of 2010 and 2009.
