Property Sales

April Property sales were 159, down 7.6% from 172 in April of 2011 and 5.4% lower than the 168 sales last month. April 2012 sales were at their lowest level compared to April of 2011 and 2010. April YTD sales of 582 are running 4.7% behind last year’s year-to-date sales of 611.

Prices

The Median Sales Price in April was $158,777, up 19.6% from $132,750 in April of 2011 and up 13.8% from $139,575 last month. The Average Sales Price in April was $177,993, up 13.0% from $157,572 in April of 2011 and up 9.7% from $162,281 last month. April 2012 ASP was at the highest level compared to April of 2011 and 2010.

Inventory & MSI

The Total Inventory of Properties available for sale as of April was 634, down 5.5% from 671 last month and down 0.6% from 638 in April of last year. April 2012 Inventory was at a mid level compared with April of 2011 and 2010. A comparatively lower MSI is more beneficial for sellers while a higher MSI is better for buyers. The April 2012 MSI of 4.0 months was at its highest level compared with April of 2011 and 2010.

Market Time

The average Days On Market (DOM) shows how many days the average Property is on the market before it sells. An upward trend in DOM tends to indicate a move towards more of a Buyer’s market, a downward trend a move towards more of a Seller’s market. The DOM for April was 92, up 22.7% from 75 days last month and up 24.3% from 74 days in April of last year. The April 2012 DOM was at a mid level compared with April of 2011 and 2010.
