Average Sales Price

Property Sales

August Property sales were 342, up 16.3% from 294 in August of 2011 and 4.2% lower than the 357 sales last month. August 2012 sales were at their highest level compared to August of 2011 and 2010. August YTD sales of 2,446 are running 8.5% ahead of last year’s year-to-date sales of 2,254.

Prices

The Median Sales Price in August was $170,000, up 5.8% from $160,750 in August of 2011 and up 13.3% from $150,000 last month. The Average Sales Price in August was $192,103, up 7.7% from $178,321 in August of 2011 and up 5.9% from $181,387 last month. August 2012 ASP was at the highest level compared to August of 2011 and 2010.

Inventory & MSI

The Total Inventory of Properties available for sale as of August was 2,067, down 3.7% from 2,147 last month and down 16.7% from 2,480 in August of last year. August 2012 Inventory was at its lowest level compared with August of 2011 and 2010. A comparatively lower MSI is more beneficial for sellers while a higher MSI is better for buyers. The August 2012 MSI of 6.0 months was at its lowest level compared with August of 2011 and 2010.

Market Time

The average Days On Market (DOM) shows how many days the average Property is on the market before it sells. An upward trend in DOM tends to indicate a move towards more of a Buyer’s market, a downward trend a move towards more of a Seller’s market. The DOM for August was 133, up 19.8% from 111 days last month and up 15.7% from 115 days in August of last year. The August 2012 DOM was at a mid level compared with August of 2011 and 2010.

    Yes….inventory is down due to the decrease in distressed properties coming in, and the good thing is that starts driving prices up at a reasonable rate. Recovery will be slow, but sure.
