Average Sales Price

 

Property Sales

September Property sales were 33, equal to 33 in September of 2011 and 15.4% lower than the 39 sales last month. September 2012 sales were at their lowest level compared to September of 2011 and 2010. September YTD sales of 383 are running 1.3% ahead of last year’s year-to-date sales of 378.

Prices

The Median Sales Price in September was $208,000, up 30.0% from $159,990 in September of 2011 and up 6.7% from $194,947 last month. The Average Sales Price in September was $245,713, up 33.4% from $184,126 in September of 2011 and up 18.6% from $207,109 last month. September 2012 ASP was at the highest level compared to September of 2011 and 2010.

Inventory & MSI

The Total Inventory of Properties available for sale as of September was 179, down 17.1% from 216 last month and down 30.1% from 256 in September of last year. September 2012 Inventory was at its lowest level compared with September of 2011 and 2010. A comparatively lower MSI is more beneficial for sellers while a higher MSI is better for buyers. The September 2012 MSI of 5.4 months was at its lowest level compared with September of 2011 and 2010.

Market Time

The average Days On Market (DOM) shows how many days the average Property is on the market before it sells. An upward trend in DOM tends to indicate a move towards more of a Buyer’s market, a downward trend a move towards more of a Seller’s market. The DOM for September was 101, down 16.5% from 121 days last month and up 1.0% from 100 days in September of last year. The September 2012 DOM was at a mid level compared with September of 2011 and 2010.
