Average Sales Price

 

Property Sales

September Property sales were 62, down 10.1% from 69 in September of 2011 and 16.2% lower than the 74 sales last month. September 2012 sales were at their lowest level compared to September of 2011 and 2010. September YTD sales of 617 are running 3.2% ahead of last year’s year-to-date sales of 598.

Prices

The Median Sales Price in September was $84,000, up 12.0% from $75,000 in September of 2011 and down 22.0% from $107,750 last month. The Average Sales Price in September was $116,795, up 25.0% from $93,469 in September of 2011 and down 9.5% from $129,043 last month. September 2012 ASP was at the highest level compared to September of 2011 and 2010.

Inventory & MSI

The Total Inventory of Properties available for sale as of September was 268, down 4.3% from 280 last month and down 6.9% from 288 in September of last year. September 2012 Inventory was at its lowest level compared with September of 2011 and 2010. A comparatively lower MSI is more beneficial for sellers while a higher MSI is better for buyers. The September 2012 MSI of 4.3 months was at its highest level compared with September of 2011 and 2010.

Market Time

The average Days On Market (DOM) shows how many days the average Property is on the market before it sells. An upward trend in DOM tends to indicate a move towards more of a Buyer’s market, a downward trend a move towards more of a Seller’s market. The DOM for September was 87, up 11.5% from 78 days last month and up 33.8% from 65 days in September of last year. The September 2012 DOM was at a mid level compared with September of 2011 and 2010.
