Average Sales Price

 

Property Sales

September Property sales were 150, down 26.8% from 205 in September of 2011 and 15.3% lower than the 177 sales last month. September 2012 sales were at their lowest level compared to September of 2011 and 2010. September YTD sales of 1,769 are running 23.9% behind last year’s year-to-date sales of 2,324.

Prices

The Median Sales Price in September was $129,900, up 36.7% from $95,000 in September of 2011 and up 4.3% from $124,500 last month. The Average Sales Price in September was $135,621, up 33.4% from $101,660 in September of 2011 and up 5.2% from $128,963 last month. September 2012 ASP was at the highest level compared to September of 2011 and 2010.

Inventory & MSI

The Total Inventory of Properties available for sale as of September was 560, up 9.4% from 512 last month and up 18.9% from 471 in September of last year. September 2012 Inventory was at a mid level compared with September of 2011 and 2010. A comparatively lower MSI is more beneficial for sellers while a higher MSI is better for buyers. The September 2012 MSI of 3.7 months was at a mid level compared with September of 2011 and 2010.

Market Time

The average Days On Market (DOM) shows how many days the average Property is on the market before it sells. An upward trend in DOM tends to indicate a move towards more of a Buyer’s market, a downward trend a move towards more of a Seller’s market. The DOM for September was 36, down 7.7% from 39 days last month and down 39.0% from 59 days in September of last year. The September 2012 DOM was at its lowest level compared with September of 2011 and 2010.
