Average Sales Price

Property Sales

November Property sales were 56, down 18.8% from 69 in November of 2011 and 12.5% lower than the 64 sales last month. November 2012 sales were at a mid level compared to November of 2011 and 2010. November YTD sales of 633 are running 28.1% behind last year’s year-to-date sales of 881.

Prices

The Median Sales Price in November was $99,000, up 43.5% from $69,000 in November of 2011 and up 4.3% from $94,950 last month. The Average Sales Price in November was $101,609, up 35.6% from $74,921 in November of 2011 and up 6.8% from $95,147 last month. November 2012 ASP was at the highest level compared to November of 2011 and 2010.

Inventory & MSI

The Total Inventory of Properties available for sale as of November was 117, down 14.6% from 137 last month and down 13.3% from 135 in November of last year. November 2012 Inventory was at its lowest level compared with November of 2011 and 2010. A comparatively lower MSI is more beneficial for sellers while a higher MSI is better for buyers. The November 2012 MSI of 2.1 months was at a mid level compared with November of 2011 and 2010.

Market Time

The average Days On Market (DOM) shows how many days the average Property is on the market before it sells. An upward trend in DOM tends to indicate a move towards more of a Buyer’s market, a downward trend a move towards more of a Seller’s market. The DOM for November was 19, down 34.5% from 29 days last month and down 47.2% from 36 days in November of last year. The November 2012 DOM was at its lowest level compared with November of 2011 and 2010.
