December Property sales were 85, down 1.2% from 86 in December of 2011 and 5.6% lower than the 90 sales last month. December 2012 sales were at a mid level compared to December of 2011 and 2010. December YTD sales of 1,208 are running 23.9% ahead of last year’s year-to-date sales of 975.
The Median Sales Price in December was $295,000, down 8.4% from $322,050 in December of 2011 and down 5.9% from $313,500 last month. The Average Sales Price in December was $378,256, down 8.1% from $411,556 in December of 2011 and up 3.3% from $366,006 last month. December 2012 ASP was at a mid range compared to December of 2011 and 2010.
The Total Inventory of Properties available for sale as of December was 513, down 10.9% from 576 last month and down 18.1% from 626 in December of last year. December 2012 Inventory was at its lowest level compared with December of 2011 and 2010. A comparatively lower MSI is more beneficial for sellers while a higher MSI is better for buyers. The December 2012 MSI of 6.0 months was at its lowest level compared with December of 2011 and 2010.
The average Days On Market (DOM) shows how many days the average Property is on the market before it sells. An upward trend in DOM tends to indicate a move towards more of a Buyer’s market, a downward trend a move towards more of a Seller’s market. The DOM for December was 98, equal to 98 days last month and down 14.8% from 115 days in December of last year. The December 2012 DOM was at its lowest level compared with December of 2011 and 2010.
