Average Sales Price

Property Sales

December Property sales were 138, down 22.9% from 179 in December of 2011 and 5.3% higher than the 131 sales last month. December 2012 sales were at their lowest level compared to December of 2011 and 2010. December YTD sales of 1,844 are running 18.3% behind last year’s year-to-date sales of 2,256.

Prices

The Median Sales Price in December was $122,200, up 28.6% from $95,000 in December of 2011 and up 4.9% from $116,500 last month. The Average Sales Price in December was $155,021, up 35.4% from $114,503 in December of 2011 and up 13.9% from $136,133 last month. December 2012 ASP was at the highest level compared to December of 2011 and 2010.

Inventory & MSI

The Total Inventory of Properties available for sale as of December was 463, down 5.1% from 488 last month and down 3.3% from 479 in December of last year. December 2012 Inventory was at its lowest level compared with December of 2011 and 2010. A comparatively lower MSI is more beneficial for sellers while a higher MSI is better for buyers. The December 2012 MSI of 3.4 months was at a mid level compared with December of 2011 and 2010.

Market Time

The average Days On Market (DOM) shows how many days the average Property is on the market before it sells. An upward trend in DOM tends to indicate a move towards more of a Buyer’s market, a downward trend a move towards more of a Seller’s market. The DOM for December was 62, up 21.6% from 51 days last month and down 32.6% from 92 days in December of last year. The December 2012 DOM was at its lowest level compared with December of 2011 and 2010.
