Average Sales Price

Property Sales

December Property sales were 121, down 29.7% from 172 in December of 2011 and 5.5% lower than the 128 sales last month. December 2012 sales were at their lowest level compared to December of 2011 and 2010. December YTD sales of 2,005 are running 22.7% behind last year’s year-to-date sales of 2,594.

Prices

The Median Sales Price in December was $134,000, up 37.8% from $97,250 in December of 2011 and up 7.2% from $125,050 last month. The Average Sales Price in December was $135,900, up 31.4% from $103,416 in December of 2011 and down 0.5% from $136,578 last month. December 2012 ASP was at the highest level compared to December of 2011 and 2010.

Inventory & MSI

The Total Inventory of Properties available for sale as of December was 600, down 4.8% from 630 last month and up 46.0% from 411 in December of last year. December 2012 Inventory was at a mid level compared with December of 2011 and 2010. A comparatively lower MSI is more beneficial for sellers while a higher MSI is better for buyers. The December 2012 MSI of 5.0 months was at its highest level compared with December of 2011 and 2010.

Market Time

The average Days On Market (DOM) shows how many days the average Property is on the market before it sells. An upward trend in DOM tends to indicate a move towards more of a Buyer’s market, a downward trend a move towards more of a Seller’s market. The DOM for December was 61, up 32.6% from 46 days last month and up 17.3% from 52 days in December of last year. The December 2012 DOM was at a mid level compared with December of 2011 and 2010.
